Start with the shape of your week

People relocating usually arrive with a map and a list of towns, which is the hardest way to make the decision. It is easier to begin with the week you expect to have — the commute you can live with, where the airport needs to be, whether Saturday should be walkable or quiet, how long you plan to stay. Metro Detroit sorts itself quickly once those are settled.

Ten minutes in any direction here can mean a different school district, a different tax bill and a different rhythm to the week. That is worth knowing early, because none of it is obvious from a distance. Our community guides walk through the trade-offs one at a time.

We work across Plymouth, Canton, Northville, Novi, Ann Arbor and Farmington Hills, and we are glad to talk through others. Ryan is a licensed builder, which is particularly useful when you are judging a house you have so far only seen on a screen.

How it usually goes

Buying from a distance

Relocation buyers work with less time and less local context than someone moving across town. The process adapts.

Before you visit

We start with a conversation about the week you want, then send a short and honest orientation to the areas that fit — what each place is like, what it costs, and what you give up. Video walkthroughs of specific homes come next, so the trip itself is spent confirming rather than exploring.

The visit

Most relocation buyers have a weekend, sometimes two. We plan it around neighborhoods as much as houses: mornings driving the areas still in contention, afternoons inside the homes worth your time. You should leave with a real sense of place rather than a blur of listings.

Writing an offer from out of town

Offers can be written, signed and negotiated remotely without difficulty. What matters is understanding what the home is worth, what it may take to get it, and when it makes sense to walk away. We will tell you when a house is not right for you, from any distance.

Inspection, financing and closing

When you cannot be here, we attend the inspection on your behalf, and Ryan’s read on the report tends to be more useful than a photograph of it. We stay in close contact with the lender, title company and other agent so nothing sits waiting on you.

After you arrive

Trades, schools, where to pull a permit, which hardware store is worth the drive — the practical local knowledge is part of the job, and it does not end at closing.
