Where a number comes from

An estimate is a starting point

Automated estimates are useful for orientation and not much else. They do not know that the kitchen was redone three years ago, that the lot backs onto a park, or that the house two streets over sold high because of a finished basement yours does not have. They are averages applied to a specific home.

What we prepare instead is a considered opinion of value: the comparable sales that support it, what is currently competing with your home, and the reasoning that connects the two. You will see the work rather than only the number — which matters, because the number is the one thing you may eventually be asked to defend.

There is no obligation attached and no pressure to list before you are ready. If the honest answer is that waiting serves you better, we will say so.

What we look at

How the opinion is built

Four things carry most of the weight.

Comparable sales

Closed sales nearby, adjusted for size, condition, age and location. Asking prices are opinions; closed sales are evidence. You will see the comparables the recommendation rests on and why we chose them.

Current competition

What a buyer could choose instead of your home, today. A well-supported price can still sit if three similar houses arrive the same week, so positioning matters alongside valuation.

Condition and improvements

Some improvements return most of their cost at sale and others barely register with buyers. Ryan is a licensed builder, so the read on what condition is actually worth comes from direct experience with the work itself.

Timing

A lease, a renovation that has not yet paid for itself, or a season that has not arrived can all make waiting the better course. Timing belongs in the conversation rather than after it.
