Ann Arbor is the outlier among the six, which is part of why it belongs here. It is a university city, so the rhythm of the year, the rental market and the pressure on housing all work differently than they do in the western suburbs. Downtown is genuinely urban — dense, walkable and busy year-round.

The neighborhoods carry strong individual identities. Burns Park, the Old West Side, Water Hill, Kerrytown. People here tend to choose a neighborhood first and a house second, and prices can shift noticeably over a short distance. Coming from the suburbs, that takes some recalibrating.

It also sits in Washtenaw County rather than Wayne or Oakland, which changes the tax picture compared with the rest of this list. If Ann Arbor is where you are headed, it helps to say so early so the search can be set up properly from the start.
